It is our pleasure to share with you the opportunity for a great vacation experience as guests here in our Graeagle Meadows community. We hope your time with us is both enjoyable and safe. For those of us who own homes here, The Meadows is a special, unique place and we have adopted a set of guidelines to help foster an environment that is considerate and welcoming to all.
Some challenges that have helped us shape these guidelines are:
- Fragile septic system: Our septic system is nearly 50 years old and can only process human waste and toilet paper. Regardless of some wipes being labeled as disposable or biodegradable, our sewer system cannot process them. It is easily overloaded and very expensive to repair.
- Forest fires: We live in a high fire danger area. The Meadows’ grounds are often tinder dry and carpeted with flammable pine needles. We are a FIREWISE Community and work hard to minimize fire risk.
- Busy roadways: There are often folks riding bicycles and walking dogs, wild animals roaming around and children playing in the streets, especially in the summer months.
- Shared walls and common areas: Your neighbors and you deserve the peace and quiet that make The Meadows so enjoyable. Dogs barking inside the home and/or in the yard are a nuisance.
- Parking: Each home comes with two dedicated parking spaces. Parking on the lawn and landscaped areas can break the sprinkler infrastructure.
- Managing trash and recycling collection: Not separating the garbage from the recycling and overloading the trash containers is wasteful, expensive and attracts wildlife.
- Private property: Each home is privately owned. Please only use the propane, BBQ, firewood and outdoor furniture that belong to your home.
Understanding the conditions we face, here is what we are asking of you:
- Keep the flow flowing. Do not put anything down the toilet or the sink that is not easily degradable. Unacceptable items include baby/personal wipes (even those labeled disposable), feminine products, latex products, plastics, grease and trash.
- There is a NO SMOKING policy throughout The Meadows, both inside homes and outdoors including decks and backyards. Smoking is permitted inside your vehicle.
- Use of charcoal briquettes, wood and oil in BBQ’s and fire pits and use of Chimineas and Tiki Torches are not allowed.
- Be attentive and safe when driving. The posted speed limit is 10 MPH.
- Quiet hours are 10 PM to 8 AM. Please be considerate of your neighbors and take outdoor entertaining and conversations indoors after 10 PM.
- Please park only in the two spaces designated for your unit, never on the lawn, landscaped areas or another unit's space. If additional parking is needed, there are a limited number of spaces at the Vacation Rental Office located at the entrance. Please get permission from the Rental Office prior to parking there.
- Do not overload the dumpsters. There are eleven GREEN trash dumpsters throughout the Meadows. If the dumpster closest to your unit is full, please walk a short distance to the next one. There are two BLUE recycling dumpsters for glass, cardboard, and plastic: one in the lower loop near unit 94 and one in the upper loop near unit 87.
- If you are traveling with your pet(s), please keep them with you at all times. When outside, dogs must be on a leash. Dog waste needs to be picked up ASAP. For your convenience, we have provided dog poop bags at four stations along the loops.
- There is no on-site EV charging capacity at The Meadows. Two commercial charging stations are located at the Whitehawk Ranch restaurant in Clio and the Chalet View Lodge in Blairsden-Graeagle.
- Help us keep our wildlife wild. Please DO NOT feed the deer and other wildlife because it can alter their natural behavior, diet and foraging habits. The deer in The Meadows have become year-round “residents” and feeding them non-native food makes them vulnerable to starvation, disease and natural predators. For your own safety and theirs, please do not approach the wildlife.
On behalf of the Graeagle Meadows Homeowners Association, welcome to our community and thank you for making The Meadows your home away from home. We hope you will enjoy your vacation time with us!
